No. Because the tenant is a company rather than an individual occupying the flat as their only or principal home, the agreement sits outside the assured shorthold regime and is governed by common law. In practice the terms are the ones written into the contract rather than ones imposed by statute, and the recent reforms to the private rented sector do not apply. Companies should still take their own advice before signing.
From £4,500 per month, fully inclusive of rent, gas, electricity, water, wifi, council tax, fortnightly housekeeping and maintenance. The rate is quoted against the length of the stay, so a longer booking is quoted lower. No VAT is charged. A deposit of one month's rent is held for the duration and returned at the end of the stay.
A serviced apartment is priced as a nightly product and carries a nightly margin, which compounds over a stay of two or three months. This is let as a tenancy at a monthly rate, so the longer the stay, the better it compares. The trade is service: housekeeping comes fortnightly rather than daily, and there is no front desk. For a settled assignee that is usually the preference. For a two-week stay it is not.
Company registration details, a purchase order or billing reference, photographic identification for the occupant, and a reference — a previous landlord's is preferred, an employer's is accepted. The occupant is referenced personally before keys are handed over. The agreement is signed in the company's name and invoiced to the company.
Housekeeping visits every two weeks. The occupant either agrees fixed dates at the start of the stay or lets housekeeping let themselves in at an arranged time, as in a hotel. Access on that fortnightly cycle is a condition of the let: it keeps the apartment maintained and means small problems are caught early. Timings are always arranged to suit the occupant.
Yes. The apartment takes two adults and suits a couple well — one bedroom with a king bed, a separate living room, and a balcony opening off both. It is not set up for children, or for two colleagues who need separate rooms.
Partly, and it is worth being straight about it. There is wifi throughout and ample sockets, with charging units and extension leads provided, but no dedicated desk — the dining table is what people work at. For an assignee who is in an office most days it works well. For someone working from home five days a week, a flat with a study would suit better.
